In keeping with the first two phases of the Clanmill Housing Association development at Ormeau Road, Belfast, Phase Three also required piled foundations to be installed with the minimum of noise and vibration or disturbance to the local residences.

Main contractor, T and A Kernoghan asked Taranto Ltd to provide a full precast Foundation Package for the new houses and apartment block.


We had previously supplied a full Precast Foundation Package on Phases One and Two of the development.

Ormeau Road


Taranto Ltd installed its unique Precast Foundation Package throughout the site, comprising of piled foundations, precast pile cap, precast ground beams and precast structural floor.


In order to satisfy the stringent limits imposed on both noise and vibration levels, we decided to use an AD Auger Displacement pile type throughout the site. This piling method is virtually silent and as a bored, cast in-situ pile, it omits very low vibration levels.


Though a bored pile, the AD Auger Displacement piling method does not produce spoil arising during installation; eliminating the need to remove spoil from this inner city site.


There was considerable risk to the main contractor T & A Kernoghan in dealing with the difficult ground condition experienced on this brown field site. However the budget and programme risk was greatly reduced by using Taranto Ltd’s Precast Foundation Package.

The Precast Foundation Package was completed on programme and on budget.
